Who we work with

AI and software for real estate & construction

Deals, projects, and properties each run on their own stack of documents and deadlines. We build the AI that reads the documents, tracks the deadlines, and keeps the money moving.

The Challenge

The job gets built. The deal closes. Signing off takes the month.

Draws, change orders, lien waivers, COIs, lease files, closing statements. Your system of record holds the clean version, your people hold every approval and exception, and month-end goes to proving the numbers.

Without an agent

With an agent

01The approvals

Every approval stalls on one open step.

The rest is signed and filed. Finding the open step takes a round of calls.

02The scope call

The same change order gets priced two ways.

It sits with whichever PM ran the job, and the test was never written down.

With AI in the mix

The contract and the drawings settle it, the same way on every job.

74 scope calls checked
03The tie-out

Three systems, three versions of one number.

Job cost, the pay app, and the funded amount. Every report starts by picking one.

Each line traced back to the contract, the invoice, and the funded draw.

Capabilities

The AI our clients actually put to work

Not a product menu. These are the capabilities we design, prototype, and ship inside your operation, in whatever combination the work calls for.

Document & data extraction

Any document you handle, turned into usable data.

  • Leases, draws, invoices, waivers
  • Checked against your contracts
  • Written to your systems

Agentic workflows

Multi-step work that runs start to finish.

  • RFIs and submittals routed
  • Approvals where you require them
  • Exceptions routed to a person

Decision support

Faster calls, with the evidence already attached.

  • Your criteria, encoded
  • Comps and evidence up front
  • Judgment stays with your team

Risk, compliance & audit

Oversight that builds its own paper trail.

  • COIs and expirations tracked
  • Missing waivers flagged early
  • Actor, time, and reason logged

Reporting & analytics

Reporting that renders from the source, not by hand.

  • Investor and owner packs, live
  • Budget vs. actual with lineage
  • Your team reviews, not rebuilds

Conversation & voice

Client conversations handled in plain language.

  • Tenants, vendors, and brokers
  • Full context from your systems
  • Resolved or escalated cleanly

Your own operating platform

The interface your team has always dreamed of. It now costs less to build than to keep renting your way around it.

  • One interface, not six logins
  • No per-seat bill as you grow
  • AI inside the work, not beside it

Most firms put three or four of these to work. A Jumpstart finds which ones earn their place, on your own files, before you commit to a build.

Case study

A real estate firm, on one set of numbers

Deals, asset performance, and investor reporting on one operating layer

A commercial real estate firm running sixty-plus assets on property software, spreadsheets, and hand-built investor packs moved onto one system the whole firm reads from. The quarterly rollup that took two weeks now reaches investors in two days.

Security & Compliance

Built to your controls, not around them

You already have lender requirements, owner agreements, and auditors who check the draw file. We build inside your rules. That shapes the work from day one, instead of becoming a checklist at the end.

We build to your rules

Your approval chains and record-keeping rules go in from day one. If your policy says a person signs off, the system enforces it.

Not our first rodeo

Our team has worked with personal data, SOC 2 requirements, and records a regulator can ask for. Yours won't be the first security review we've answered.

You own everything we build

The code, the accounts, and the documentation are yours. Nothing to hand back at the end, and the architecture is your IP to use forever.

Where to start

One workflow, one team, or the whole firm

Some firms arrive with one process that's breaking. Others want to rebuild how the business runs. We meet you where you are.

Start here

AI Jumpstart

A few weeks to map how a file really moves, audit your stack, your data, and your controls, and find where AI pays back. Delivered with a working prototype on your own files, before anyone commits to a build.

AI Deployment Studio

Your prototypes built into production software by a lean team that stays through launch, rollout, and your first audit on the new system. The code is yours, in your own accounts.

Questions

What firms ask us first

We're in the middle of active projects. Is this disruptive?
No. We build alongside the way you work today, and the new system gets adopted in slices: one workflow, one project, one team at a time. Nothing switches over until it's proven on your own files, and nobody stops managing a job to sit through a software rollout.
Our documents are a mess. Plans, PDFs, photos, email threads. Can you work with that?
That's the normal starting state, not a disqualifier. Reading messy documents is exactly what this generation of AI is good at: leases, draw packages, lien waivers, COIs, RFIs, and the photos and email threads around them. We start with the files you actually have, not the files you wish you had.
Can it produce investor and owner reporting?
Yes, and this is usually where the payback shows up first. Reports render from live project and property data instead of being assembled by hand at month-end, and every number carries lineage back to its source. When an investor or owner asks where a figure came from, the answer is a click, not a week of archaeology.
Does it replace our property, project, or accounting software?
Usually not. Systems that earn their place stay, and we build the layer around them: the intake and extraction that fills them, the exception paths they were never designed for, and the reporting they can't produce. Sometimes the honest answer after a Jumpstart is that a core system needs replacing, and we'll tell you that.
Who approves money movement?
A person, always. Draw approvals, payment releases, and anything else that moves money stay with the people your agreements name, and the system enforces those approvals rather than bypassing them. AI assembles the file and checks it against your rules; a person makes the call, and the record shows who, when, and why.
